Following the completion of four industrial warehouses as part of St Modwen Park Derby Phase 1, Winvic Construction Ltd, has been appointed once again by leading logistics developers and managers St. Modwen Logistics, and will deliver five further facilities adjacent to the A52 by early 2024. St. Modwen Logistics announced a £59 million investment to develop the additional 350,000 sq ft of new warehouse space on top of the £45 million already invested in delivering Phase 1, totalling 300,000 sq ft of industrial space.
The leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, will construct all five facilities at once with sectional completions and early access. The plateaus were all created during the first phase of St. Modwen Park Derby, but some cut and fill balance is currently being undertaken, along with the formation of the bellmouth entrances and footpaths. CMC piling operations commence in three weeks’ time and the nine-week driven piling programme – comprising 2,500 piles – starts mid-June. Winvic will erect all five steel frames within 18 weeks, starting at the beginning of June.
The largest warehouse within the project has been pre-let for distribution use to a confidential client.
Winvic will be delivering all units to St. Modwen Logistics’ ‘Swan Standard’ of sustainable construction, lowering occupiers’ energy bills and enabling them to achieve their own sustainability goals. The units will have an EPC ‘A+’ rating and target BREEAM ‘Excellent’. In line with St. Modwen’s and Winvic’s commitment to sustainable development, biodiversity will be strengthened at the Park through the creation of a new riverside nature corridor. 17,000 trees and shrubs have already been planted as part of the first phase of construction and more will be planted during the landscaping of Phase 2.

- Unit C D61 – 65,026 sq ft with 3,131 sq ft, single-storey office space with 2nd floor as plant deck
- Unit D D32 – 33,467 sq ft with 1,900 sq ft, single-storey office space with 2nd floor as plant deck
- Unit E D27 – 27,738 sq ft with 1,900 sq ft, single-storey office space with 2nd floor as plant deck

Winvic is also currently constructing two sustainable warehouses – 342,000 sq ft and 110,000 sq ft – at St. Modwen Park Chippenham, which will be complete in summer 2023.
