This landmark project is the first collaboration between Winvic and GLP and marks a significant milestone in Winvic’s history, bringing its portfolio to over 100 million sq ft of industrial space constructed. At 761,000 sq ft, MPN 761 is GLP’s largest speculative unit to date (2024) and has been designed to meet the highest standards of sustainability and occupier efficiency.

As we explained in the latest issue of Winvic Word, the GLP project – MPN 761 – on Leicestershire’s Magna Park North is a triple whammy; it’s a new client, it’s their largest speculative unit ever and the project takes us to the remarkable milestone of 100 million sq ft of industrial space constructed. We also celebrated with a steel signing ceremony with GLP and local councillors from Lutterworth Town Council and Harborough District Council.
MPN 761 is the sixty-fourth industrial building that we’ve been contracted to deliver with Net Zero Carbon requirements (UKGBC 2019 Framework Definition), and it is set to achieve a BREEAM Outstanding rating and EPC A. The sustainable first-in-class design means it is 100% PV ready and WELL Building Standard compliant, which will allow the occupier to manage their environmental impact as effectively as their operations.
Helping us to reach our sustainability aims, we have partnered with a carbon neutral subcontractor for the earthworks package and will be setting up an on-site batching for all the required ready-mix concrete. We’re utilising Pulverised Fuel Ash (PFA) content in internal slab, external slab and pad foundations and reclaimed raised access floor panels and have chosen a cladding panel supplier with a take back usage scheme. Once again, we’ve engaged with the Community Wood Recycling (CWR) to make good use of the site’s wood waste and lower carbon. The industrial unit comprises a 716,662 sq ft warehouse, an 8,202 sq ft undercroft warehouse, a 1,615 sq ft plant deck and 34,667 sq ft space across a three-storey office and two transport offices. Two connected 50 metre service yards will allow 360 circulation and the parking areas, which include electric vehicle charging spaces, accommodate 525 cars, 277 HGVs and 180 bicycles. By the time we reach handover in June 2025, we’ll have fitted out the offices and landscaped the plot.
SOCIAL VALUE
As part of a combined commitment to delivering positive project legacies, a comprehensive Social Value Plan, utilising the national TOMs framework, has been designed, focused on benefiting people and businesses that are local to Magna Park. Our social value team has been engaging with local schools, colleges and community organisations to understand how we can best support them. Walsall College, Northampton College and Moulton College students have all visited the site to learn more about construction and industry roles, we’ve spoken to students at Lutterworth College’s careers fair and a female Architecture Degree student from North West Leicestershire has completed a summer placement on site. Lutterworth students will visit MPN761 in 2025 and we’ll continue to train a local apprentice that we recruited, who was previously Not in Employment, Education or Training (NEET).
In the local community, we’ve supported Lutterworth food bank with a significant donation and by the end of the project we will have donated 150 hours of our time, volunteering with educational and community activities. One event we got involved with in the summer holidays was a Marvellous Makers: Frog + Knex session at Lutterworth Library, which was designed to promote STEM (Science, Technology, Engineering, Maths) careers. We attended with an environmental activity for the children, where they could make wildflower bombs, bird feeders and chromatography butterflies and feedback from the library, parents and children was wonderful.
We also educated local primary children on the importance of Health and Safety in construction for Magna Park Road Safety Week and the non-profit Brake’s Road Safety Week. We hosted interactive activities such giving children the chance to play our interactive Health and Safety Hazards game using an Xbox controller and letting them get hands on with PPE.
