Two Net Zero Carbon in construction industrial units and associated highways improvements

We’re thrilled to continue our longstanding partnership with Newlands Developments on two speculative Net Zero carbon in Construction (UKGBC 2019 Framework Definition) units in Newport Pagnell, along with extensive site preparation and associated highways works.

We’re thrilled to continue our longstanding partnership with Newlands Developments on two Net Zero carbon in Construction (UKGBC 2019 Framework Definition) units in Newport Pagnell. The project is setting the bar high as we work together to aim for BREEAM Outstanding and EPC A+ ratings and we’ve engaged more than 10 Green Supply Chain Partners to contributing to this project’s delivery. Working closely with our steel contractor, we procured lower embodied carbon steel, achieving a 21% reduction in upfront carbon emissions (A1-A3) for the structural steelwork, resulting in a total reduction of 2139 tCO2e.

SUSTAINABILITY FEATURES

A total of 2,600 tonnes of secondary 6F2 aggregate was repurposed from one of our nearby demolition projects and used for backfilling in the car park and dock pit instead of primary virgin aggregate. This approach not only minimised our environmental impact but also reduced A1-A3 emissions by 8.2 tCO2e. The pad foundations mix contains a 26 per cent Pulverised Fly Ash (PFA) cement replacement, reducing emissions by 185tCO2e, and the external yard mix’ 25 per cent GGBS cement replacement is creating a 601tCO2e carbon reduction. We started in April 2024 with earthworks and drainage, and as well as the buildings we’ll be delivering all hard standings with parking for 509 cars and HGVs and landscaping. The project comprises a 425,000 sq ft warehouse with 23,366 sq ft office accommodation and a 326,000 sq ft warehouse with 17,366 sq ft of office space.

HIGHWAYS AND SOCIAL VALUE

But that’s not all, we were also contracted to deliver the associated highways improvements. Both projects will be complete in December 2025. We are transforming 700 metres of highway from a single to dual carriageway, which stretches between a bridge over the M1 to Marsh End Roundabout. We will also be upgrading this roundabout, widening it from two lanes to three, and widening the A422 and Willen Road approaches. To minimise impact on road users, the majority of these works are being done off-line and any works required within the carriageway are being carried out during off-peak periods.

The works on Willen Road northbound are complete and traffic has been switched on to the newly constructed section to allow works to be completed on the existing road and verge. The final stage works also include the construction of a new Redway, signalisation of new junctions and final surfacing.

We worked in partnership with Newlands Developments and Fusion21 to develop a Social Value Plan to create a positive social impact during the construction of the project.

Highlights of the impact created to date include engaging 33 local businesses while 77 per cent of the supply chain are SMEs and £12,000 has been spent with VCSEs (Voluntary, Community and Social Enterprise) like Nuneaton Signs and Community Wood Recycling. Also, 243 local employment opportunities have been generated on site and four Apprentices, two T Level and four work experience placement students have been training and upskilling at the Newport Pagnell project. In collaboration with Newlands, we’ve taken part in two schools’ curriculum engagement activities and been working with community groups. The team has supported the local scout group by donating pallets which enable them to create a brand-new bench and table for their scout hut and at Newport Pagnell Football Club we supplied concrete and helped them to create a new entrance area.
