Units 1 & 2, Newport Pagnell, Milton Keynes

Two Net Zero Carbon in construction industrial units and associated highways improvements

We’re thrilled to continue our longstanding partnership with Newlands Developments on two speculative Net Zero carbon in Construction (UKGBC 2019 Framework Definition) units in Newport Pagnell, along with extensive site preparation and associated highways works.

  • Engineer: Hydrock
  • Programme: 86 weeks
  • Completion: May 2025 (Targeted)

The first unit measures 425,000 sq ft and includes 23,366 sq ft of office accommodation, while the second unit covers 326,000 sq ft with 17,366 sq ft of office space. Both units feature structural steel multi-span portal frames with clear heights of 18m to the underside of the haunch, offering exceptional functionality. Winvic began works in April 2024 with earthworks and drainage, and in addition to the buildings is delivering all hard standings, parking for 509 cars and HGVs, and landscaping. External site works include the construction of service yards, car parking, landscaping, and advanced drainage systems to ensure a fully operational and resilient site.

We were also contracted to deliver the associated highways improvements. We are transforming 700 metres of highway from a single to dual carriageway, which stretches between a bridge over the M1 to Marsh End Roundabout. We will also be upgrading this roundabout, widening it from two lanes to three, and widening the A422 and Willen Road approaches. The final stage works also include the construction of a new Redway, signalisation of new junctions and final surfacing.

SUSTAINABILITY FEATURES

The project is setting the bar high as we work together to aim for BREEAM Outstanding and EPC A+ ratings. Sustainable features include rainwater harvesting systems to reduce water consumption, landscaping enhancements to support biodiversity, and the integration of future-ready infrastructure for renewable energy, ensuring long-term sustainability.
