Winvic Construction Ltd, has completed five sustainable industrial warehouses – one of which can be divided into two units if required – at Harworth Group’s Bardon Hill scheme in Coalville, Leicestershire. An environmentally conscious scheme all round, the scheme also included numerous ecological enhancements.
The project has been delivered by Winvic as Net Zero Carbon in construction in line with the UK Green Building Council (UKGBC) framework and meets BREAAM ‘very good’ and EPC A ratings. The units have been designed to facilitate Net Zero Carbon in operation and EPC A+ can be achieved following the installation of solar PV.
Winvic realised Harworth’s goal of a Net Zero Carbon development through their robust processes and measures, incorporating the use of like-for-like materials that have less intensive carbon footprints, sourcing local materials and engaging a regional workforce. EV charging facilities, brise soleil – to reduce solar gain and minimise the load on mechanical cooling and heating systems – and cycle stores with green roofs have also been baked into the design. The remaining carbon output was offset on schemes focusing on ecology, social value and renewables.
The programme included a surface water management strategy, with soil bunds and ‘V’ ditches to guard the River Sence and 10,000m3 of clean sub soil was donated from the Bardon Hill site and reused at Smart Parc, Spondon, Derby through the Definition of Waste: Code of Practice (DoW CoP). This has resulted in the equivalent of 82 tonnes of carbon emission saved.
A habitat management and creation plan encompassed grassland, hedgerows, vegetation and wetlands; locally significant habitats were monitored and maintained throughout construction. Monthly ecological surveys were undertaken to manage newts, with permanent amphibian fencing installed in line with the project’s newt licence to prevent species migration. A wildlife pond and two balancing ponds with aquatic plants, and new wet grassland areas were created as part of the ecological enhancements to create an effective sustainable habitat for Great Crested Newts and other species. Two hibernacula and two log piles also create additional habitats for invertebrates and a number of bat and bird boxes were also installed.
Winvic commenced the project in August 2021 with enabling earthworks – comprising 191,000 m3 of cut and fill – and undertook all service and drainage installations and connections. New site access was created through S278 highways works as well as the full construction of on-site roads, five car parks for a total of 366 vehicles and landscaping, which comprised 184 trees and 3,372 shrubs.
Following Winvic’s initial appointment, future occupier requirements required Unit 5 to be split into two and an initial office space to be constructed.
- Unit 1 – 87,200 sq ft with two-storey offices totalling 4,844 sq ft
- Unit 2 – 225,200 sq ft with two-storey offices totalling 1,400 sq ft
- Unit 3 – 32,400 sq ft with two-storey offices totalling 1,800 sq ft
- Unit 4 – 49,500 sq ft with two-storey offices totalling 2,750 sq ft
- Unit 5 – 104,400 sq ft with two-storey offices totalling 5,800 sq ft
