Winvic has successfully completed the first occupier building at client IM Properties’ Peddimore development, where Winvic also delivered the preparatory civils and infrastructure scheme; this has been shortlisted for two highways project awards.
Winvic reached practical completion on the three-storey industrial facility in September 2023. A total of seven early access dates were met, which allowed the end user’s direct logistics robotics contractors to commence their specialist fit out works.
The 547,000 sq ft industrial unit is 22 metres tall and comprises a three-storey internal mezzanine floor structure, which creates a total of 2.4 million sq ft internal space. Winvic installed approximately 6,000 pre-cast concrete piles as well as steel tube piles at bracing positions to bear the building’s significant loads and this programme was completed in just eight weeks. The mechanical and electrical fit out works were undertaken by Winvic and comprised 65 roof air conditioning units, and extensive sprinkler system and a 3.7-megawatt PV array, which can create enough power for the facility to run off grid.
The civils and infrastructure works brought forward 37 hectares of the 71-hectare site and comprised 666,000 cubic metres of cut and fill works, while 150,000 cubic metres of material was used to create screening bunds varying from 2 to 3.5 metres in height and 80 to 300 metres in length. Winvic constructed a 75-metre diameter, signalised roundabout, with four exits and three lanes as part of included S278 works for Birmingham City Council and also widened 700m ingress sections of the A38 dual-carriageway. A 60-metre span, 6.5-metre-wide steel arch footbridge was manufactured in sections and constructed offline before being installed 20 metres over the A38 under a weekend road closure; accessible footpaths and a 4km cycleway were installed creating sustainable travel connections and Peddimore Brook was reinstated running through a 60m green corridor.
The Peddimore Social Value Strategy was as ambitious as the project delivery and cross agency collaboration resulted in making the greatest impact in communities with the greatest need and targets were exceeded. The strategy was awarded the Social Value of the Year Award from the Civil Engineering Contractors Association (CECA) Midlands for the positive and long-lasting impacts that have been made to real people’s lives across Birmingham across the areas of skills, employment, education and community support.
Danny Nelson, Winvic’s Head of Industrial, Distribution and Logistics, commented: “We’re proud of all our projects, but the facility at Peddimore is a significant achievement that our team will be talking about for some time. The complex engineering required to construct a four-storey industrial warehouse is one thing, but paired with the firm and tight timescales, this project has not been like any other. I’d like to thank our client IM Properties for putting their trust in us to design and construct this project and thank our team for proving we were the right people to deliver the job rapidly, safely and meeting the quality that the end user required. The civils and infrastructure works were also a massive undertaking – from the earthworks to create the development plateaus to constructing a bridge over the A38 – so it’s a scheme close to many people’s hearts.”
Andy Reynolds Project Director, IM Properties said: “We’ve worked in partnership with Winvic Construction on some of our most complex schemes, where we’re often pushing the boundaries and every time they’ve stepped up to the challenge. They invest in their business and people to ensure they can deliver on our drive for best-in-class where innovation, sustainability and social value are at the forefront. The scale of what has been achieved at Peddimore is huge and the personal pride everyone has taken in delivering the scheme has ensured a level of attention to detail we can all rightfully feel proud of.”
