Winvic Construction Ltd has announced the successful completion of MPN 761, a 761,361 sq ft logistics facility, for GLP Europe at Magna Park in Lutterworth.
This marks a major milestone for both companies – MPN 761 is GLP’s 50th building at Magna Park and its largest speculative development in the UK to date, and for Winvic, the facility is the first project with GLP and took the contractor’s total industrial space constructed to over 100 million sq. ft.
The landmark build was first celebrated with a steel signing ceremony with GLP and local councillors from Lutterworth Town Council and Harborough District Council.
Located within the Midlands’ ‘Golden Triangle’ next to the M1, M6 and M69 motorways, Magna Park Lutterworth is considered one of Europe’s premier logistics hub, home to over 30 businesses and nearly 10,000 employees.
Winvic delivered 761,361 sq. ft of high-quality leasable space, an 8,202 sq. ft undercroft warehouse, 1,615 sq ft plant deck and 34,667 sq. ft space across a three-storey office and two transport offices.
The scheme features 525 car parking spaces (including EV), 277 HGV spaces, 180 spaces for bicycles, 10 level access doors and a clear height of 18 metres.
Completed in just 41 weeks, the building was designed and constructed to high sustainability standards, achieving a BREEAM Outstanding rating and an EPC A+. It is the second building at Magna Park to have achieved these credentials, and the fourth facility built for GLP in the UK to have reached this target.
Winvic has achieved the lowest embodied carbon scheme and the lowest upfront carbon emissions figures on the whole Magna Park development to date.
MPN 761 is the 59th industrial building that Winvic has been contracted to deliver with Net Zero Carbon ready requirements (UKGBC 2019 Framework Definition), and alongside meeting all targets, the contractor successfully diverted 100% of construction waste from landfill and delivered 517 tonnes of embodied carbon savings through low-carbon concrete mixes and on-site batching alone, which prevented over 2,370 delivery vehicles from using local roads.

Timber was also repurposed through Community Wood Recycling, supporting job creation for marginalised people. The sustainable design has ensured the facility is 100% PV ready and WELL Building Standard ready, with 200kWp solar PV array, rainwater harvesting, LED lighting, and air source heat pumps allowing the occupier to manage environmental impact effectively during future operations.
Using analytics from the Building Management System (BMS), the occupier can assess the building’s operational carbon footprint, identify in-use energy hotspots, and highlight opportunities for performance improvement and future alignment with the UK Net Zero Carbon Building Standard.
With social value a key focus, Winvic led an impactful programme of activities during the scheme, with impact measured and reported using the National Themes Outcomes Measures (TOMs) framework. The contractor engaged with local schools and colleges through career fairs, site tours and a summer placement for a local architecture student.
Opportunities for training and upskilling were created including apprentices, graduates, T Level and work experience students, all developing and gaining valuable hands-on skills. This included an apprentice being trained on-site who was previously NEET (Not in Education, Employment or Training), and employment was created for a local cleaner. In the wider community, Winvic donated to Lutterworth Food Bank, and collaborated with its supply chain partners to support outdoor improvements for the Academy for Dementia and provided new sports equipment to Lutterworth College.
A community event at Lutterworth Library engaged children in environmental STEM activities, while safety workshops were supported in collaboration with the Magna Park Estate Team to coincide with the Brakes Charity Road Safety Week. Engaging The Revel Primary School, Winvic and subcontractor Hathaway delivered an environmental session including a focus on habitats. Students decorated bird boxes made from the site’s recycled timber, which will now be installed in Magna Park’s Country Park.
