Appointed by Royal London Asset Management Property to construct Atlantic Park Phase One, the project involved excavating and removing existing hardstanding’s and foundations to prepare the ground for four high-specification industrial units in Bootle, Liverpool.

The four industrial units comprise:
- 40,000 sq ft
- 50,000 sq ft
- 110,000 sq ft
- 125,000 sq ft
With a haunch height ranging from 6 to 12.5 metres, each unit comprises a two-storey office space with internal ground and first-floor offices fitted to a CAT A standard.
External site works included hardstanding, S278 works, an access road, car parking, utilities, landscaping and drainage.
Sustainability Features:
After achieving Net Zero Carbon in Construction in line with the UKGBC 2019 Definition Framework and both BREEAM ‘Excellent’ and EPC ‘A’ ratings, the units continue to deliver on sustainability, featuring:
- 2797m2 of Photovoltaic (PV) panels built with 100% future capacity
- 76 EV charging parking spaces
A key focus during procurement was the selection of lower embodied carbon materials, with emphasis placed on sourcing responsibly and engaging suppliers committed to carbon reduction through Winvic’s Green Supply Chain, which involved seventeen partners on this project. Winvic achieved substantial embodied-carbon reductions across the project with a 49% upfront carbon reduction (A1-A5), most notably using:
- Procurement of Electric Arc Furnace (EAF) steel in the structural steel frame, produced using up to 100% recycled material, reduced emissions by 671 tCO2e.
- Other structural steel components were fabricated using hot-rolled steel, formed at high temperatures and containing up to 98% recycled content, reducing emissions by 2927 tCO2e.
- The internal office slabs incorporated 50% Ground Granulated Blast Furnace Slag (GGBS), a lower-carbon cement alternative, with a 30% GGBS mix used in the service yard concrete, collectively reducing emissions by 573tCO2e.
- The building’s curtain walling was executed using an Alutech system, incorporating high levels of thermal performance, airtightness, and recyclable aluminium.

Social Value
A bespoke Social Value Plan was in place for the construction of Atlantic Park, Phase One, which Winvic successfully fulfilled and exceeded targets in many areas. The plan aimed to support local opportunities for the people of Bootle, Liverpool. Winvic and its supply chain were proud to deliver the following outcomes:
- 28% of all new vacancies were awarded to people within the Liverpool City Region.
- 19 apprenticeships and a Year-in-Industry work experience placements were supported during the project at varying stages and durations.
- Educational engagement activities were provided in local schools, colleges and universities.
- 33% local spend; 7 packages of work went to local subcontractors less than 10 miles from the site.
3 community initiatives supported:
- Friends of Mughull – Held its biggest ever environmental clean-up, which the site supported alongside providing path improvements.
- Cash for Kids Liverpool – 50 toys and over £2,200 donated to local children and young people affected by poverty, abuse, neglect, life-limiting illness and those who have additional needs.
- Sefton Foodbank – Foodbank donation stations on site provided much-needed resources.
