Appointed by Edmond De Rothchild to deliver a new development of 406 Build-To-Rent (BTR) homes in the heart of Birmingham.

Built on the former Kent Street Swimming Baths site located between Kent Street and Bromsgrove Street, the scheme comprises 406 purpose-built apartments, offering a mix of studio, one-, two-, and three-bedroom units, as well as three-bedroom duplex apartments.
The development is arranged across four blocks ranging in height from 7 to 18 storeys and was constructed using an in-situ concrete frame. At ground level, the scheme includes a combination of amenity and commercial spaces designed to support both residents and the wider community. As well as a semi basement with car parking for 86 vehicles, including nine dedicated electric parking spaces.
The development also incorporates green roofs and a landscaped central courtyard featuring a community hub, alongside a range of resident amenity spaces to enhance living quality.
Social Value
In line with Winvic’s commitment to leaving a positive legacy in communities where it works, the contractor developed an Employment and Skills Plan to maximise Social Value.
Working with clients and Birmingham City Council (BCC), it met Section 106 requirements by creating an Employment and Skills Plan and significantly exceeding targets, achieving 6,890 employment and training weeks (223%).
The project supported 490 local employees, invested £28.5 million with nearby subcontractors, hosted apprentices and work placements, and engaged with over 200 young people through educational activities. As well as contributing to community projects through volunteering and in-kind donations.
Winvic’s Social Value Team also developed a broader strategy for The Bath House, focusing on employment, training, education, community support, and environmental impact. As part of multiple live Birmingham projects, Winvic coordinated efforts across sites to maximise opportunities, enabling workforce upskilling and continuity of employment. Initiatives included a tailored enrichment programme for students from Walsall College and collaboration across teams and subcontractors.
The project’s success was recognised with awards, including Social Value Impact in Build-to-Rent at the Love to Rent Awards 2024 and a Silver award at the Considerate Constructors Scheme National Site Awards 2024.
