Winvic was appointed by Icon Industrial, the joint venture between Stoford Developments and TPG Real Estate, to deliver Plot 1 at ICON Manchester Airport – a landmark industrial and commercial development designed for global e-commerce business THG. Situated within the Airport City Manchester Enterprise Zone, the scheme combines high-quality logistics space with state-of-the-art office accommodation to support THG’s expanding logistics and creative operations.
The development has a 168,000 sq ft logistics warehouse alongside a 104,000 sq ft four-storey office building, creating a total of 272,000 sq ft of accommodation. In addition to the warehouse and offices, Winvic delivered extensive external works, including service yards, car parking and a dedicated multi-storey car park, providing capacity for a workforce of up to 2,000 employees.
Sustainability
Sustainability was embedded throughout the delivery of Plot 1 at ICON Manchester, with the development designed to achieve BREEAM Excellent. Winvic implemented measures to reduce waste, maximise recycling, minimise carbon emissions and protect the surrounding environment through effective pollution prevention and efficient site logistics. The completed facility provides an energy-efficient, future-ready workplace that supports the long-term sustainability goals of both the developer and occupier.
