Winvic completes final phase at Indurent Park Derby, concluding four-year delivery programme

Winvic Construction Ltd,  has completed the final phase of works at Indurent Park Derby, bringing to a close a four-year multi-phase programme delivered for long-standing client, Indurent, a leading developer, owner and operator of industrial and logistics space across the UK.

The scheme, which has become a major manufacturing and logistics hub, involved Winvic constructing ten high-spec industrial units, extensive infrastructure works and an 887-space multi-storey car park across four phases, transforming a 67-acre site into a prime logistics and manufacturing destination.

Working alongside project partners including Rodgers Leask and Stephen George & Partners, the development prioritised sustainability achieving BREEAM ‘Excellent’ and EPC ‘A’ ratings across all units.

Winvic’s involvement began with enabling works adjacent to the River Derwent, including over 224,000m³ of cut and fill operations, 800 metres of new road infrastructure, and the creation of more than 20 acres of landscaped space designed to enhance both occupier experience and the surrounding community. Innovative construction methods during this phase included the use of Volvo EC300EL hybrid excavator technology powered by Hydrotreated Vegetable Oil (HVO), delivering up to 90% CO₂ reduction while maintaining performance and improving fuel efficiency.

Following the completion of the earthworks, Winvic progressed into the main build phases, initially delivering four high-quality industrial units across phase two, totalling 300,000 sq ft. These buildings incorporated integral office space and sustainable features including photovoltaic roof panels, rainwater harvesting systems, EV infrastructure and energy-efficient building services, setting the benchmark for the wider development.

Phase three saw the delivery of a further five high-spec industrial units, totalling more than 300,000 sq. ft of sustainable warehousing. This phase included associated civils and infrastructure works, further strengthening the park’s appeal to major occupiers.

The final phase has now completed with the construction of an additional 40,823 sq ft industrial unit alongside an 887-space multi-storey car park and associated hard and soft landscaping. The development was originally planned as a seven-year, six-phase project but has been successfully delivered in just four years in response to strong regional demand.

Indurent Park Derby, is now home to major occupiers including Rolls-Royce, Vaillant, Getinge and Kia. The project has also been recognised with a Bronze Award at the Considerate Constructors Scheme National Awards, highlighting excellence in community engagement and responsible construction and was awarded Commercial Development of the Year for East Midlands in the 2025 CoStar Impact Awards.
