Winvic Construction Ltd, our client Developer Operator Moda Living and landowner Calthorpe Estates have celebrated the topping out of the first phase of New Garden Square in Edgbaston, Birmingham.
Team members, Members of Birmingham City Council and other key stakeholders enjoyed the views from the thirteenth floor of the build-to-rent (BTR) project, where the urban masterplan expansion of New Garden Square was also announced. Moda Living will now take plans for its residential led masterplan forwards, including 1,600 new homes, £6m of public realm, new retail, leisure and workspace and more, with initial plans expected to be submitted to Birmingham City Council by the end of the year.
Winvic commenced Phase 1 of New Garden Square in October 2021 and it is scheduled to reach completion in June 2024. The project comprises three towers, which reach to nine, 10 and 13 storeys. It contains 398 homes – including 217 one-bed, four of which are adaptable suites, 171 two-bed and 10 three-bed homes. Winvic is also constructing and fitting out a gym, residents’ lounge, co-working and meeting rooms and entertainment space as part of the residential neighbourhood.
Blocks 1 and 2 will feature attractive stone facades to reflect the materials of the surrounding Calthorpe Estate and a brick façade will be installed on Block 3. Basement car parking for 44 vehicles stretches underneath all three blocks as well as cycle storage facilities. Winvic will also be landscaping the communal gardens, which are for residents’ private use.
The reinforced concrete frames for all three blocks are complete and the Steel Framing System curtain walling, windows and cladding programmes are progressing well. Block 1’s roofing has also been completed. Internal fit out works have commenced throughout the buildings, with partitioning and mechanical and electrical installations underway. Progress can be viewed on Winvic Live.
Mark Jones, Director of Multi-room for Winvic, said: “New Garden Square is Winvic’s first residential scheme for Moda Living, so a celebration to mark us reaching the highest point of the new neighbourhood was significant for everyone involved. I’d like to thank the whole Winvic team and supply chain for their efforts to date. It was great to see the site team and stakeholders reflect on the progress and successes to date and we look forward to driving the project to completion over the next year.”
Tony Brooks, Managing Director at Moda Living, said: “At Moda Living, our focus has always been on delivering best-in-class places where communities can thrive and individuals can live their healthiest, happiest lives. I’d like to thank Winvic for bringing us to this significant milestone, and I we look forward to welcoming residents to New Garden Square in 2024 ahead of the delivery of the wider masterplanned ‘Moda Neighbourhood’ in the years to come.”
